The Property NOT Brothers

Jeffrey Grant and Steven Edwards. Not related, and never were.

The name started as a joke and stuck, which is how most good names happen. Jeffrey Grant and Steven Edwards are not brothers. They are two native Texans, Jeffrey from Austin and Steven from Lakeside Village up on Lake Whitney, who found they were bonded by a passion for all things real estate and went into business on the strength of it.

What actually connected them was narrower than "real estate" and more specific: architecture, and the tangible nature of the thing. Property is one of the few businesses where the product is a physical object you can stand inside, and where the work leaves something behind. That shared instinct is what made the partnership work, and it is still what the team is built around.

2013

How It Started

They founded the brokerage together in 2013, with a deliberately broad remit: serve clients across Texas regardless of property type or price point, and build a team of people who thought the same way about the work. That meant residential and ranch, first homes and luxury estates, Austin and everywhere else in the state a client needed them.

It grew. Two agents became roughly 25 over the following six years, and between them they sold millions of dollars of homes, ranches, luxury estates, and commercial property. In 2019 the whole group joined Compass, together, as part of Compass's expansion into the Austin market.

Why It Is Called SR Group

This is the question the page really exists to answer. The brokerage was originally named Imperium Realty Advisors, which lasted about as long as it took to say it out loud a few times. It was quickly renamed Saddle Realty, and that is the name it traded under from 2013 until 2019 and the name most people in the Austin market knew it by. When Jeffrey and Steven brought the team to Compass in 2019, the Saddle Realty name was retired, but the SR logo came with them. The team has been SR Group ever since.

So the "SR" is not an abbreviation of anything current. It is what is left of Saddle Realty, kept because the mark was worth keeping and because the history is worth carrying. Saddle Realty specialised in ranch alongside residential, which is why ranch and land is still a genuine service line at SR Group today rather than something recently bolted on.

Where Steven Is Now

Steven Edwards is a Senior Sales Manager at Compass. He is no longer part of SR Group, and this page is history rather than a current partnership: there is no longer a pair of Property NOT Brothers a client can hire together. What there is, is a long working friendship that outlasted the business arrangement, which is rarer in this industry than it should be.

The families stayed close, too. Happiness Hart Edwards, Steven's wife, is an agent on the SR Group team, so the connection is a daily one rather than an occasional catch-up. Her profile is here.

What Carried Over

Three things survived the move to Compass and are still how SR Group works.

Every price point. The founding remit was to serve clients regardless of property type or price, and the team still does. First homes and waterfront estates, ranch land and downtown condos, and no minimum below which a client is not worth the time.

Agents who own their clients. The team was built by two people who ran their own business, and it is still structured that way. SR Group is not a lead-handoff model: each agent carries their own clients from first consultation through closing. More on how that works.

Ranch and land as a real practice. A direct inheritance from Saddle Realty, and the reason the ranch and land side has depth rather than a page.

Frequently Asked Questions

Are Jeffrey Grant and Steven Edwards related?

No, and that is the joke in the name. They are not brothers and never were. They are both native Texans, Jeffrey from Austin and Steven from Lakeside Village on Lake Whitney, who met over a shared interest in architecture and the tangible side of real estate and went into business together.

Can I hire the Property NOT Brothers today?

Not as a pair. This page is history rather than a current offering. Jeffrey Grant leads SR Group at Compass and works with clients today; Steven Edwards is a Senior Sales Manager at Compass and is no longer part of the group. If you are looking to buy or sell, you are looking for Jeffrey and the SR Group team.

Why is it called SR Group?

The "SR" is what is left of Saddle Realty. Jeffrey and Steven founded the brokerage in 2013, first as Imperium Realty Advisors and then quickly renamed to Saddle Realty. When they joined Compass in 2019 the Saddle Realty name was retired, but the SR logo carried over, and the team has been SR Group ever since.

What happened to Saddle Realty?

It grew from two agents to roughly 25 between 2013 and 2019, then joined Compass as part of Compass's expansion into the Austin market. The brand was retired at that point rather than sold on. Saddle Realty specialised in ranch alongside residential, which is why ranch and land is still a genuine service line at SR Group rather than a recent addition.

Are Jeffrey and Steven still in touch?

Closely. Steven is still at Compass, and his wife, Happiness Hart Edwards, is an agent on the SR Group team, so the two families remain connected day to day. The business relationship changed; the friendship did not.
