Bouldin Creek
Walk across the river to downtown, and still be in South Austin.
Bouldin Creek occupies the wedge of South Austin immediately across Lady Bird Lake from downtown, bounded roughly by South First and South Congress. It has changed as much as any neighborhood in the city over the past two decades: original 1930s and 1940s bungalows now sit alongside sharply modern infill, often on the same block and occasionally on the same lot. What has not changed is the location, which is the most walkable-to-downtown position on the south side.

Living in Bouldin Creek
Both of Bouldin's boundary streets are destinations in their own right. South Congress carries the shopping and the hotels, South First carries the food trucks and the neighborhood restaurants, and the Lady Bird Lake trail is at the northern edge for running and cycling. The proximity is the whole proposition, and it comes with the density and traffic that follow it. Lots vary considerably in size and slope, and the mix of original and new construction means values differ sharply house to house.
