Why Automated Estimates Struggle in Austin
Automated valuations work best where housing stock is uniform and sales are plentiful. Austin is close to the opposite. Within a single Central Austin block you can have an untouched 1950s original, a 2015 remodel, and a 2023 rebuild, and no model reading square footage and bedroom count is going to price those correctly relative to one another.
The variables that actually move an Austin valuation are the ones an algorithm cannot see: condition and finish level, lot orientation and slope, tree cover, proximity to a busy road or a flight path, which side of a school attendance boundary you sit on, whether the garage was converted, and whether the previous permit work was permitted at all.
